Steps to Verify and Sell Your Plot
If you bought your plot in 2017, its saleability depends on its approval status.
- Check the Approval Status: Determine if your plot was part of an approved layout at the time of purchase or if it has since been regularized. You can check the approval status by using the survey number on the relevant government website.
- Apply for Regularization (if not already done): If the plot is still unapproved, you may need to apply for regularization. The scheme generally requires owners to pay a regularization fee and development charges. Failing to regularize can lead to denial of essential services like water and electricity connections.
- Ensure Proper Documentation: Once regularized, you will be able to register the sale deed. The sub-registrar's office will refuse registration if the plot is still unapproved, citing Section 22-A of the Registration Act.
